My fee structure covers all stages of buying or renting a property: from the search and ongoing analysis to viewings, scouting trips and ultimately the successful conclusion of the purchase negotiations.

Property search
My service packages are customizable to your individual requirements to ensure you get exactly what you need.
Do you know the Algarve well and already have made up your mind what type of property would make you happy?
However, you do not have the time to spend every day searching, browsing the internet and contacting real-estate agents? Then the "Basic" package* is the right choice for you. It comprises the following services:

Continuous and daily research based on your property criteria

Ongoing daily liaison with local real-estate agents and other relevant contacts in the Algarve

Continuous sharing of relevant real-estate offers with you in the original language (mostly Portuguese or English)

Exchange and alignment on the submitted properties and definition of next steps

You do not know the Algarve very well yet and would like to receive insider information and tips based on your individual lifestyle and infrastructure criteria that will make the Algarve the perfect spot for you?

Is it important to you to receive recommendations from someone who is very knowledgeable and is constantly expanding their insider knowledge? Then the "Plus" package* is the right choice for you. It comprises the following services:

Continuous and daily research based on your individual criteria, both in terms of the desired property and your lifestyle & infrastructure wishes

Additionally: Translation of up to 5 exposés/month from Portuguese into English or French

Additionally: Enrichment of the property exposés with details based on your lifestyle & infrastructure criteria, e.g. on the location (transport connections/location, surroundings, infrastructure, access to doctors, shops, restaurants …)

Exchange and alignment on the submitted properties and definition of next steps

"Scouting Trips" - Getting to know the Algarve
I will be happy to put together a tailor-made Algarve trip for you. During this scouting trip I will share my insider insights and “must-sees” with you for you to get a better impression of the various regions and for you to be able to take a well-informed decision when it comes to choosing the desired location in the Algarve.

If you would like me to visit and inspect the property on your behalf, but you cannot or do not want to be there yourself: no problem – I will visit the property on your behalf and “with your eyes” and will subsequently share with you my impression of the property and its surroundings, considering your individual lifestyle and infrastructure criteria.

Individual on-site programme
If you would like to attend the viewing in person, I will take care of the individual planning and execution of the on-site property viewings in coordination with the local real-estate agents or sellers.
During these joint and highly individualized visits, you will not only get to know the properties that are of interest to you but I will also give you insights into the respective surroundings, taking into account the lifestyle and infrastructure criteria that are important to you, e.g. restaurants, bars, cafés in the neighbourhood, access to schools, leisure activities etc.

*if applicable, additional travel costs that I may incur (e.g. economy class flight, airport transfer)
The costs for your own travel and, if applicable, accommodation are not included.
Contract negotiations and conclusion of the promissory purchase contract
If one of the properties viewed is of interest to you for purchase or rental, detailed discussions and negotiations with the local providers (agents and/or sellers/landlords) come next. As the buyer`s agent, I will solely act on your behalf and will always represent your interest as a buyer/tenant:

In continuous coordination with you, I manage the entire communication and negotiation process with the local providers until the conclusion of the promissory purchase contract ("contrato de promessa de compra e venda") or the rental contract. One of my goals is to negotiate the greatest possible savings on the purchase price for you.

Your questions regarding the property, the surrounding area and everything else related to the property purchase or rental are in the best hands with me.

If you wish, I can put you in touch with local lawyers, notaries and tax advisors.​

Has an agreement finally been reached through my mediation, are you happy and ready to go ahead and the promissory purchase contract or rental contract is ready to be signed, I will charge you a commission of 2% of the agreed purchase price or 2 months of rent. Please note: in Portugal the seller/landlord usually pays a commission to the real-estate agent, i.e. you as the buyer/tenant do not pay a real-estate agent's commission, but only a brokerage fee to me, upon successful conclusion of the promissory purchase contract or rental contract!
Minimum term 1 month, notice period 4 weeks to the end of the month.
